Kitsap Real Estate Local Area Report - September 2010

Our September 2010 Kitsap Local Real Estate report for Bremerton, Bainbridge Island, Poulsbo, Silverdale, and North Kitsap has been posted, including graphs and tables for each area.

Each month we publish a snapshot of several local markets to show variations in our larger Kitsap County real estate market. September’s inventory of homes for sale (1745) fell 8% from August and is about the same as a year ago.  The rise in inventory for this year has peaked and is now falling. The County has a listing inventory turnover rate of about 8.6 months, faster than August’s 9.9 months. Inventory turnover varies greatly by price. In September, there were 6 sales among 128 Kitsap County properties priced greater than $800k, so turnover in the higher price ranges has improved somewhat, but is still very slow. September’s median price ($242,183) fell about 10% compared to August and was 3% lower than a year ago.  The number of pending sales in September was down 23% compared to a year ago and down 2% from August. You may recall that pending sales fell nearly 50% in May and have risen somewhat since then.
