Kitsap Waterfront Update - August 2011

Closed waterfront sales fell 35% in July compared to June and were up 30% from a year ago. Last month’s sales were still well above the typical level we had seen over the last 6 months. July’s listing inventory lags last year by10% but rose 6% compared to June. Pending sales in July were up 25% from June. July’s inventory turnover rate is about 16 months, a slowdown from the 10 months in June. This is still definitely a buyer’s market.

I have a wonderful jewel of a new listing at 6815 Clover Valley Rd SE, Port Orchard. This architect remodel of a waterfront home with dock on Long Lake was done to perfection. We have a pending sale on our listing at 8066 Chico Way, Bremerton, and you’ll see a couple of our active listings that have recently reduced price to attract a buyer before the end of summer. Our advice is to put your best foot forward now to get a sale before the end of the year.
