Kitsap Waterfront Update - October 2011

Closed waterfront sales fell 28% in September compared to August and were down 35% compared to a year ago. Closed sales have been oscillating up and down from month to month throughout the summer. September’s listing inventory lags last year by 8% and also fell 8% compared to August. This is the normal seasonal decline. The big story last month was pending sales, which were up 70% from August - it definitely looks like buyers are taking advantage of the current market before things change! September’s inventory turnover rate is about 15 months, slower than the 12 months in August. This is still definitely a buyer’s market.
