North Kitsap Trails Plan Gains Approval
By Admin
From the Kitsap Sun - closely linked to recent article about Olympic Property Group land sale:
Years of work and tens of thousands of hours of volunteer time were rewarded Tuesday night when the Kitsap County Planning Commission unanimously approved a proposed trails plan for North Kitsap.
The plan creates a road map for where an intricate network of trails should be constructed in the coming years as development, money and volunteer support is made available.
Parks and Recreation Director Jim Dunwiddie offered his support of the plan Tuesday before the commission. He also requested commissioners add a condition to the document requiring an annual meeting between volunteer groups, stewardship committees and other parties working to build trails to make sure efforts are coordinated between the groups and the county’s parks and recreation board. If the groups aren’t aware of what each other is doing that could hurt them when it comes time to apply for grant funding, Dunwiddie cautioned.
He also noted that to make the plan work, the county will need to rely heavily on volunteers to not only build the trail connections but also maintain them in light of the parks department’s declining budget and staff availability.
Proposed by the Olympic Property Group and formerly known as the String of Pearls, the plan includes regional connections across the Kitsap Peninsula as well as connections between communities in North Kitsap and even some smaller local trails. Ultimately, trail supporters hope the network will provide the missing connection between trails on the Seattle side of the water with trails on the Olympic Peninsula.

From the Kitsap Sun:
PORT ORCHARD — By the end of the year, Kitsap County will have a comprehensive trail plan outlining routes for walkers, cyclists, and even equestrians from the south end of the county to trails already approved for North Kitsap. The trail system would include direct routes between Kitsap’s cities and unincorporated population centers to make it safe for bicyclists to get to and from work, as well as routes that spur off from the main connector trails to link to parks and recreational areas.

Jody Kahn at John Burns Real Estate Consulting filed this report based on interviews with construction executives. In essence it boils down to saying that difficulties with getting VA appraisals to come in at value are affecting many new construction home sales. This reflects the overall problems in the construction industry, the inability of home builders to compete on price with distressed property sales and a resale market that is still falling in price. Our experience in residential resale is that buyers of well priced homes are able to get VA financing.
